For Brown, that work begins long before the first home is built. His role focuses on guiding a project from land acquisition through engineering, permitting, and development, working closely with engineers, contractors, and local jurisdictions to prepare sites for construction.

Hawthorn Valley is one example of that process in action.

The Opportunity

Located in Wilson County along Central Pike, Hawthorn Valley represents the next phase of an existing residential area. The site offered an opportunity to expand the surrounding community and introduce new housing to a fast-growing part of Middle Tennessee.

But building the next chapter of a neighborhood often requires careful coordination with what already exists.

Because the project extended beyond an established community, development required thoughtful planning around site access, infrastructure improvements, and coordination with local approval processes. The property had a layered history, and shortly after acquisition, the project team discovered that portions of the entitlement process would need to be revisited before development could proceed.

“This project has a long history,” Brown said. “We went under contract in 2020, closed in 2021, and had to work back through parts of the planning process before development could move forward.”

While those steps extended the timeline, they also allowed the project team to refine the approach and prepare the site for long-term success.

The Challenge

As planning transitioned into active development, additional technical considerations emerged.

Roadway improvements were required at the project entrance to support safe traffic flow along Central Pike. At the same time, the site’s grading strategy needed to be revisited to reduce the amount of imported soil required for development. Utility coordination introduced another layer of complexity, as regional sewer approvals led to unexpected delays during construction.

None of these issues was insurmountable individually. Together, they required a coordinated effort between the developer, the contractor, and the engineering team to keep the project moving forward.

CSDG partnered with LGI Homes throughout the process, providing civil engineering support from early planning through active site development. The team worked closely with the project contractor to refine grading strategies, design roadway improvements, and maintain the permits and approvals required as timelines shifted.

Regular coordination meetings became a key part of that process.

“CSDG has been there with us helping all the way through,” Brown said. “The regular coordination meetings have been really helpful, and the team has been responsive and communicative whenever something comes up.”

Those ongoing conversations allowed the team to address issues quickly, track progress, and maintain momentum as development progressed.

The Results

Through that collaboration, the team implemented several practical improvements that streamlined construction.

One of the most impactful adjustments involved refining the site grading plan. By reworking portions of the grading strategy, the team significantly reduced the need for imported soil, thereby improving efficiency and minimizing truck traffic in the surrounding area.

At the same time, CSDG continued working alongside LGI Homes to navigate evolving permitting requirements and maintain project approvals during an extended timeline.

“Meeting regularly with the engineer and contractor has been a big help,” Brown added. “It keeps things from getting lost and helps us stay focused on the next steps.”

Today, development at Hawthorn Valley is well underway. Roadway infrastructure is in place, asphalt has been installed in the early phases of the community, and the project continues to progress toward the next stage of construction.
