River North

The Landings at River North is helping shape the next chapter of Nashville’s waterfront. Located within the larger River North district, this 12-acre mixed-use development transforms a former industrial warehouse site into a connected, walkable urban community along the Cumberland River.

At the center of the project is a focus on how people move through and experience the site. A network of thoughtfully designed roadway connections ties the development into the surrounding River North district while creating a clear internal framework for circulation. These private streets do more than move vehicles, they function as flexible public spaces. With decorative paving, pedestrian-scaled lighting, landscaping, and integrated bioretention systems, they support both daily use and larger community events like festivals and gatherings.

The site plan introduces three mixed-use residential buildings with ground-floor retail, activating the street edge and creating a strong connection between residents, visitors, and the public realm. Existing structures are repurposed to maintain a sense of place, including the transformation of a waterfront warehouse into commercial and office space overlooking the riverfront park. This adaptive reuse strategy extends activity toward the water while preserving elements of the site’s history.

Elevated amenity terraces provide additional shared spaces for residents, with pools and a mix of active and passive uses that complement the energy at street level. Together, the buildings, streets, and open spaces create a layered experience that supports everyday life, from walking and gathering to working and connecting.

CSDG provided integrated planning, civil engineering, and landscape architecture services for The Landings at River North, aligning site design, roadway infrastructure, stormwater management, and public realm elements to support a cohesive and buildable vision.

This project reflects a broader shift in urban development, where roadway design, infrastructure, and placemaking work together to create vibrant, people-centered environments. At River North, that approach is helping transform a former industrial site into an active waterfront destination for Nashville.
